On behalf of a Massachusetts-based project owner, TPD Construction took the lead in working with the City of Gardiner to figure out a way to make the lot that had been selected for a new wholesale lubricant facility usable. The Libby Hill Business Park lot had been considered non-usable due to its steep slope away from the road, and it had become a dumping ground for boulders and excess fill from the construction of the rest of the park.
Once construction was started, TPD worked at the site to deal with differentials in grades that ran to a depth of 30 feet and re-compacted the soil prior to any building construction.
TPD also initiated a cost-saving measure for the owner by reusing the boulders on the lot, which were crushed for gravel. This reuse of site materials meant that no gravel had to be purchased and moved to the lot, saving the owner a substantial amount of money.
This design-build project produced a 20,000 square foot pre-engineered metal warehouse and distribution center that includes a 2,200 square foot chemical containment area and 2,200 square feet of office space.
